Question: How do I give legal notice to vacate?
Answer: The legal requirement for notice to vacate varies from Province to Province. In Ontario for example, you are responsible for your rental payments for the duration of your lease. Once your lease is up, you may choose to rent on a month to month basis. Whether your lease term is coming to an end or you are renting month to month, we require sixty days written notice in order to terminate your tenancy on the last day of a rental month. For example, if you are planning to leave on the 31st day of December, we require written notice prior to October 31st. If you are planning to vacate on January 10th, you must provide written notice by November 30th, however you will be responsible for rental payments until January 31st. Your written notice to vacate may be provided to your Building Representative or it may be faxed or mailed to our head office location.

Question: I have given notice to vacate my apartment. Does my Landlord have the right to enter my apartment in order to show my suite to prospective tenants?
Answer: If you have submitted a Notice to Vacate, although we strive to provide 24 hours notice to enter your suite, we do legally have the right to enter without notice for the purpose of showing your suite to a prospective applicant. We will however, try to provide as much notice as possible.

Question: When I applied for my apartment, I provided the Last Month Rent? How will this be applied to my account?
Answer: Again, the requirement for last month rent, security, key or pet deposit varies Province to Province according to local legislation. In Ontario, once you have provided sixty days written notice to vacate as required, your Residential Property Administrator will be advised and will apply the funds set aside on your account as last month rent to your account for the final month of your tenancy.

Question: When will my Security Deposit be returned?
Answer: If you provided a Security Deposit at the start of your tenancy, it will be returned to you in accordance with provincial legislation.

Question: What condition should my apartment be in upon move out?
Answer: We expect that there will be normal wear and tear to your rental unit in relation to the length of time that you have occupied that unit. We do expect you to leave your unit clean and free of personal belongings. In some Provinces we may deduct any damage or cleaning expenses from your security deposit in accordance with the Provincial legislation.

Question: How do I request to put an elevator on service?
Answer: Your Building Representative is responsible to schedule and co-ordinate elevator service and will be able to provide a specific time at which the elevator can be reserved for your move out.
